Are you looking for a family friendly neighborhood in Westlake Village CA? As you’ve probably figured out, I’m the gal to help you find it! In this post, I’m going to dive into the 4 neighborhoods that are the biggest draw for Families moving to Westlake.

Alright. I’ll start by saying that all the neighborhoods in Westlake have a good mix of young families, empty nesters, and retirees. You have to think: these neighborhoods were mostly built in the 60’s and 70’s. You’re going to have a lot of original owners, empty nesters who don’t want to leave (because, why would they?), and then younger families, like you, moving in.
#1 First Neighborhood
First Neighborhood was the first planned community in Westlake Village. It was built in the mid-late 60’s. If this is the FIRST neighborhood they planted, it must be the BEST location within Westlake. And that it is! First Neighborhood is just south of the 101 freeway as you enter Westlake. You have a golf course, popular dining, and shopping centers to the north, beautiful trails to the south, the lake to the west, and Agoura road to the east, which leads you into Agoura Hills (be sure to read my post on the Pros & Cons of living in Agoura).
First Neighborhood is on the LA County side of the county line – if you’ve read my Pros & Cons of living in Westlake Village, you’ll know why that matters. This neighborhood is very popular among young families because of the larger floorplans, beautiful greenbelts, and the walkability to the very popular White Oak Elementary, which is situated right in the center of the neighborhood.
Do you want to live in a neighborhood where you really get to know your neighbors? Then you’ll love First Neighborhood. You’re sure to make friends at the private community pool. And while the floorplans are pretty big, the lots are not so big, which can be a pro or a con depending on how you look at it. In First Neighborhood, it creates a cozy, inviting atmosphere and a true neighborhood feel. The median home price this past year in 1st Neighborhood was $1.5M. HOA payments run you about $220/quarter.
#2 Foxmoor
They’re are actually a few Foxmoor neighborhoods: there’s Foxmoor, Foxmoor Cove, Foxmoor Glen, and Foxmoor Hills.
Foxmoor Hills I dive into in my video on My Favorite Westlake Village Neighborhoods with VIEWS – so be sure to check that one out. Foxmoor homes were built in the late 60’s and 70’s. Similarly to 1st neighborhood, they have some pretty big floor plans on some pretty small lots, which is what makes Foxmoor another tight knit type of neighborhood. Many residents are walking distance to the highly coveted Westlake Elementary school, making Foxmoor a big draw for families with young children. Foxmoor is located on the south west side of Westlake. It is close to the lake, but not really walking distance to any shops and restaurants. The south side of the neighborhood ends at Portrero Road, which leads you to Lake Sherwood.
Not including Foxmoor Hills, the median home price in Foxmoor this past year was $1.475M, so a little less than First Neighborhood. HOA’s vary slightly from section to section, but the most it will run you is about $220/quarter.
#3 Westlake Hills
Westlake Hills is located on the northern side of the 101 freeway. It’s just steps away from the North Ranch Plaza and the Westlake Promenade, which offer everything you need for your day-to-day. To the north of Westlake Hills is North Ranch, which is one of Westlake’s most luxurious neighborhoods. I’ll dive more into that neighborhood in my next post:)
It’s going to feel like I’m repeating myself, but these 3 neighorhoods: First Neighborhood, Foxmoor, and Westlake Hills, all have a lot of similarities. It has a strong community vibe, which is truly by design. The neighborhood was built in a hexagon shape, with greenbelts connecting the cul-de-sac’s – this makes for a lovely neighborhood to go for a stroll and mingle with the neighbors. And again, right in the middle of the neighborhood is a highly desirable elementary school, Westlake Hills Elementary, which makes this a popular neighborhood for younger families.
Westlake Hills has a slightly lower median home price of $1.3M, but they also have a lot more smaller and single story homes. HOA’s here are very low – about $40/year!
#4 Three Springs
Our 4th neighborhood that is a big draw for young families is Three Springs. Three Springs is going to be a slightly more affluent neighborhood than the others I’ve mentioned, with a median home price of $1.92M.
Three Springs is a “newer” community built in the late 80’s and early 90’s, and it appears that the builder really had families in mind when they designed the neighborhood. The homes and lots are bigger, yet still close enough that you get to know your neighbors. There’s a big beautiful park in the middle of the neighborhood, and nice wide sidewalks where you’ll regularly see neighbors out for a walk, run, or bike ride.
This neighborhood is just south of Westlake Lake, but unless you live near the entrance of the neighborhood, you aren’t going to be walkable to anything other than your neighbors house. Three Springs is a long narrow tract and if you live toward the back of the tract, it’s easily a 7 min drive to your house once you enter the neighborhood. The HOA is currently $198/year.
In Summary
To summarize, my favorite neighborhoods for Families in Westlake Village are:
First Neighborhood, with a median home price of $1.5M.
Foxmoor, with a median home price of $1.475M.
Westlake Hills, with a median home price of $1.3M.
And Three Springs, with a median home price of $1.92M.
