Well, lucky for you, Westlake Village has a stunning array of view homes! In this post, I’ll highlight the 3 neighborhoods you’ll want to search in if you desire a home with a view!
Make sure you read to the end because the last neighborhood I mention, is my personal favorite Westlake Village neighborhood… Because I know you were wondering!

#1 Southshore Hills
The first neighborhood I want to highlight is Southshore Hills. Located just south of Westlake Lake, many of the homes have stunning views that look out over the lake. While there are some younger families in Southshore Hills, the neighborhood really lends itself to more retirees and empty nesters. The streets can be pretty steep, which doesn’t make for a nice afternoon stroll… but the views make up for it.
You’ll find a good mix of single story and 2 story homes, with most homes between 2000-3500sqft. The median home price is currently about $1.6M and HOA’s will run you around $700/year.
#2 Foxmoor Hills
The next neighborhood I want to highlight is Foxmoor Hills. In my last post titled “My Favorite Westlake Village neighborhoods for Families” I talked about Foxmoor, but I didn’t talk specifically about Foxmoor Hills.
Foxmoor is a big draw for younger families, but Foxmoor Hills is kind of it’s own thing. This area is going to have a good mix of ages and stages of life. Once you start ascending the hill, the roads get pretty steep, and the views looking out over Westlake are pretty epic.
One thing I love about Foxmoor Hills compared to Southshore Hills is that in Foxmoor, when you get to the top of the neighborhood, the road flattens out. So even though you’re living in the house at the top of the hill, your property is not necessarily on an incline.
Most homes are in that 2500sqft range and the median home price in Foxmoor Hills is $1.62M (compared to $1.475M for the rest of Foxmoor). And the HOA’s will run you about $200/year.
#3 "The Trails"
Alright. The last Westlake neighborhood with views that I want to feature (and this is my personal favorite Westlake neighborhood) is “The Trails”, aka. Westlake Trails and Southridge Trails.
Westlake Trails is probably the most unique neighborhood in Westlake Village. It maintains a vibe that is reminiscent of the early days of Westlake with it’s beautiful mature tree-lined streets, horse trails, split rail fences, and elegant custom estate style homes. The neighborhood feels private and secluded, yet it’s so close to everything you need in Westlake, and just a short walk to Westlake Lake.
The homes at the bottom of Westlake Trails won’t necessarily have views, but as you go up the hill, the neighborhood turns into Southridge Trails. It maintains the same look & feel as Westlake Trails, but with the best views you’ll find out of the 3 neighborhoods I’ve mentioned here.
In The Trails, you’ll likely find a slightly more mature demographic since this neighborhood is a destination that peple aspire to live in once they’ve “made it”.
The median home price in Westlake Trails & Southridge Trails is $2.7M and HOA’s will run you $882/year. And the median home SIZE is about 4000 sqft.
